How much does home insurance cost on La Palma?
The cost of home insurance on La Palma depends on several factors: the insured value of the building and contents, the size and age of the property, its location and how it is used (main residence, rental property or second home). For a smaller owner-occupied flat, annual premiums are typically around €150 to €300, while a detached house with a garden and pool may cost roughly €350 to €700 per year. These are realistic ranges, not binding quotes.
Important: the statutory contribution to the Consorcio de Compensación de Seguros is already included in every standard damage insurance policy and provides protection for extraordinary natural disasters. Protecting against natural hazards on La Palma
La Palma is a volcanic island with its own climate and risk profile. Property owners should consider heavy rain and flooding in ravines (barrancos), strong storms and landslides on sloping land. There are also seismic and volcanic risks, as seen during the Cumbre Vieja eruption in 2021.
Extraordinary natural disasters in Spain are handled through the Consorcio de Compensación de Seguros. This includes flooding, severe storms, earthquakes and volcanic events. A valid property damage policy with the corresponding Consorcio surcharge is required; this is automatically included in standard home and building insurance policies.
Your policy and the Consorcio: two layers of protection
In practice, two layers of protection work together: your regular policy covers everyday risks such as fire, escape of water, theft and storms, while the Consorcio steps in for extraordinary natural disasters. Frequently asked questions
Is my home insurance from my home country enough on La Palma?
Usually not. Home insurance taken out in another country normally covers a home there and may not apply, or may only apply in a very limited way, to a permanently occupied property in Spain. If you live on La Palma or own property there, you should have Spanish home and building insurance designed around local law, the Consorcio de Compensación de Seguros and local risks. We help you find the right solution.
Are volcanic and earthquake losses covered through the Consorcio?
Yes. Extraordinary natural disasters such as earthquakes, flooding, severe storms and volcanic events are compensated in Spain through the state-backed Consorcio de Compensación de Seguros. A valid damage insurance policy with the corresponding Consorcio surcharge is required, and this surcharge is included in standard home and building policies. After the Cumbre Vieja eruption in 2021, this is a particularly important point for property owners on La Palma.
Who is liable for water damage in a community of owners?
For flats in a community of owners (Comunidad de Propietarios), the distinction matters. Damage to communal elements such as the roof or riser pipes is generally covered by the community’s building insurance, while damage to your own belongings and the interior of your home is handled by your own policy. We help identify which policy should respond in each case.
Do I need my own policy as a tenant?
As a tenant, you are not responsible for insuring the building itself, but you are responsible for your own belongings and for damage you may cause to the rented property. Contents insurance with tenant liability and personal liability cover is therefore useful for tenants as well.
How does a claim work in English?
You simply report the claim to our office in Los Llanos de Aridane in English and with dedicated contacts. We record the claim, handle communication with the insurer and, where necessary, the Consorcio, and support you through to settlement. You do not need to complete Spanish forms or make phone calls in Spanish.
Am I covered for holiday lets or long periods of vacancy?
It depends on the policy. If the property is rented out from time to time or remains empty for longer periods, this use and any extended vacancy must be declared to the insurer. Otherwise, cover may be restricted in the event of a claim. There are specific policies for holiday lets and mostly vacant second homes.
