Market value is not the same as rebuilding value. Mallorca property prices can include a large premium for location and land. The building sum should normally reflect reconstruction requirements, not the price you paid for the property.

For an unmortgaged private home, Spain does not impose a general requirement that every owner buy a complete household multirisk policy. A mortgaged property is different: Spanish mortgage-market rules require property securing a mortgage to have suitable damage insurance.
